		 We 
		work with you to find the perfect Realtor® to assist you in home 
		buying/selling at no charge.  As a referring Realtor®, we 
		offer a win-win-win situation - connecting  you with the right agent in 
		the area you are looking at who best meets your real estate needs when 
		looking for homes for sale.  We do the search and analysis according to 
		your specifications.  When you complete your sale or purchase (or 
		both), we are compensated by the Realtor® we referred you to by 
		receiving a portion of their commission.  We are only compensated if you complete your transaction(s). 
 It's a much better way to engage a professional than a tip from a friend 
		or a new co-worker who "knows someone . . ."  It avoids conflict of 
		interests with family members or other awkward referrals.  We've been 
		doing this for almost 4 decades.  We know what we're doing.  
		We spend time getting to know you and your needs and then find the 
		person or persons to represent you who best match those needs.  We 
		thoroughly vet all candidates and present you with a slate of prospects 
		from which you may choose.  And then we stay involved in the process - 
		providing you a "second set of eyes" to help answer questions and 
		oversee the process from start to finish.   It costs you nothing, and

     How A Referral Firm 
		Works 
  You 
		must engage Vintage Realty Referral Associates at the beginning of your 
		home search or home selling process. And this step is very important. 
		You must engage us to help you in this process before you begin working 
		with another Realtor®.
 From that point forward, we will 
		invest the time with you to carefully interview and identify your needs 
		and preferences.  We meet with you to listen, 
		understand, and determine your specific needs and priorities. We network 
		with industry professionals and research the current market. 
 That completed, we'll begin the search 
		for the right broker Realtor® to help you in meeting those needs and 
		preferences. We'll present as many qualified candidates for you to 
		further interview and choose from as you wish - be it one or four. And 
		from then on, until your transaction is complete, we'll stay invested in 
		the process as a third set of watchful eyes to offer advice and 
		counseling - we stay your partner in the transaction throughout the 
		process.  For arranging the referral, Vintage is 
		typically compensated by the broker we refer you to.  It is a portion of their 
		commission upon a completed purchase or sale. When your transaction is 
		complete, and when we receive our commission from your broker, we'll 
		provide you with 15% cash back. On a $350,000 home purchase, for 
		example, your cash back after closing could be $525.* - just for letting 
		us have the privilege of working to make the home buying/selling process 
		easier for you! Finally, you may combine your real 
		estate discounts with those offered by mBB member mortgage companies, 
		insurance companies, attorneys and expand the above savings into the 
		thousands! * Above illustration based upon a 
		sample 6% commission split between the buying and selling brokerages.

		the market.  We're here to help you mitigate that stress.  First, we'll 
		work with you and the Realtor® we refer you to so that you position your 
		home for sale properly for the current market - pricing, marketing, and 
		staging.  Real estate is both an art and a science - combining 
		technology and decades of experience.  Second, we'll work with you and 
		the Realtor® we help you engage to ensure your home is shown in its best 
		light to the entire market (over hundreds of websites)  to ensure you 
		the best offers.  Third, as your Referring Realtor®, we'll assist with 
		negotiations with your best interests at heart.  And finally, we'll see 
		the entire process through to closing.  We're with you every step of the 
		way.
     New Construction 
		 Looking to build?  Great!  We love working together with builders and 
		our clients to ensure the house of your dreams is the house you get for 
		the price you want.
 Truthfully, we don't like to brag much 
		but this is where we shine!  We've built several homes ourselves 
		and worked with dozens of clients to do the same. If you building for the first time or 
		the fifth, our experience as a new homes construction Realtor®  in 
		representing buyers in this area is second-to-none.   Not everyone understands new home 
		construction real estate and the steps in financing and building new 
		homes for sale.  Let us help take the stress out of building for you.  
		And once again, it costs you nothing.  If you build, we're

 If you allow us to represent you in 
		your real estate transactions, we pledge:  
 Obedience: As your agent, we must obey your instructions, barring 
		illegal, unethical requests, or requests which contradict terms of the 
		contract.
 
 Honesty & Truthfulness: It should go without saying but we will 
		be honest and truthful in all dealings not just with you as our client 
		but also with all other parties in your transactions.  We will be fair 
		and transparent in all of our dealings with you and others.
 
 Loyalty: As your agent, we will be loyal and keep your best 
		interests ahead of those of any other party, including ourselves. How 
		much commission we might make, particularly in competing offer 
		situations, will never be a consideration and would be disloyal to you 
		as our client.
 
 Disclosure:  Whether in an "agency" capacity or not, we will 
		disclose all material facts to you as our client. Material facts are 
		those which, if known by the buyer or seller, might affect purchase or 
		sale decisions.  We will go further to investigate and disclose defects 
		relating to a property so that you enter any transaction with your eyes 
		wide open.
 
 Confidentiality:  Our  fiduciary duty of confidentiality means 
		that we do not disclose anything that we learn about you as our client, 
		your business, financial or personal affairs or motivations.
 
 Accounting: Accounting for all documents and funds in the 
		transaction is a fiduciary duty we pledge to you. Accurate reporting of 
		the whereabouts of all monies pertaining to the transaction and their 
		ultimate disposition is a fiduciary responsibility.
 
 Reasonable Care: This duty is one to which we always pay special 
		care . The words "reasonable care" are only finally fully defined in 
		many cases by a judge or jury when it's too late.   Be assured that we 
		extend reasonable care in all of our dealings with both you and others.
